Ex-Local Authority Houses
Selling ex local authority houses for some reason can be a difficult and stressful task and owners are left scratching their heads wondering what they have to do to sell it successfully. Unfortunately, Local Authority houses come with the stigma that they are in undesirable areas and are dilapidated and need work, maybe in some instances they do but there are lots of other factors that go against the sale of the property. With areas designated to Local Authority housing, it is known that these areas can become troublesome and so they come with a reputation that can make it difficult to make the property saleable. These areas now not only consist of Local Authority housing, but they consist of ex local authority houses, where its occupants purchased the property from the council.

This is where the biggest problem lies. These houses are now surrounded by Local Authority houses and are therefore tarred with the same brush and people prefer to steer away from them and now that these houses are privately owned people are unable to afford to keep them looking as good as they would have when they were council owned. A bigger issue arises here, where the council owned houses situated around the privately owned houses begin the process of being renovated. This brings the council owned properties up to a level that makes them look a lot smarter and modern than the privately owned houses. With new gardens, roofs, kitchens, windows and doors this really does have an impact and all of sudden makes the privately owned homes look old and unloved.

It is not just aesthetic issues that are affecting the saleability of an ex Local Authority house. With first time buyers struggling to get mortgages the prospective buyers are just not there and those that are able to get a mortgage the valuations that follow are unfair. A lot of mortgage lenders will provide a value on the property that can be up to 40% less than other properties in the area and this is based on the fact that it is an ex- local authority property and whether the area is in decent condition.
